East of England house buyer
Can't sell your house?
I buy houses directly across Essex, Suffolk, Cambridgeshire, Norfolk, Hertfordshire and Bedfordshire. No estate agent, no chain, and an offer with the workings shown.
- You deal with me from first call to completion, whoever buys
- No agent fees, and your legal fees paid back on completion
- No endless viewings with strangers judging your home
- Any condition, including houses that need work
Tell me about your house
No obligation. I'll ring you back myself, usually the same day, to talk it through and arrange a visit.
Thanks.
I've got your details. I'll ring you, usually the same day and always within one working day.
If it's urgent, ring me on 07833 227642.

Four steps, from first call to completion
Tell me about the house
Fill in the form or ring me. Postcode, what it's like and what's going on.
I come and see it
One visit, at a time that suits you. You'll get a rough price range the same day.
Your offer within a week
A written offer within a week of my visit, plus a short video of me talking you through every number.
We agree a date
Your solicitor and mine take it from there, working to a completion date we agree together.
The honest maths
You see how the offer is built
Most house buying companies give you a number and no reason. I've spent my career pricing building work, so I'll show you every line, the same way I'd lay out a cost plan.
With every offer you also get a short video of me walking through the figures on your house. Watch it as many times as you like, and share it with family or your solicitor.
I won't pay full open-market price. Nobody buying direct will. What you get is a fair number, a clear reason for it, and no price drop on the day.
- Value once the work is done
- £260,000
- Less: work needed (roof, damp, kitchen)
- −£28,000
- Less: buffer for the unexpected once work starts (10%)
- −£2,800
- Less: legal, finance and resale costs
- −£14,000
- Less: my margin (20%)
- −£52,000
- Your offer
- £163,200
Example only. Every house is different, and your offer will show your own figures.
Your options
What you'd actually walk away with
The same house as the example above: worth £200,000 as it stands, empty and needing work. Only the costs that really differ are counted.
| Step | Estate agentabout 7 months | Selling to meusually 6–8 weeks |
|---|---|---|
| Marketed value | £200,000 | £200,000 |
| Price agreed (5% below) | £190,000 | £163,200 |
| Price cut after the survey | £185,000Buyers often renegotiate | £163,200Only if my survey finds something I couldn't see on my visit |
| Estate agent fee (1.3% plus VAT) | £182,100 | £163,200 |
| Council tax, insurance and bills (about £465 a month) | £178,850 | £163,200 |
| Mortgage interest, if you have one (about £530 a month) | £175,140 | £163,200 |
| Why interest only? The rest of each mortgage payment pays off your loan, so you get it back when you sell. | ||
| Your solicitor's fee (about £1,500) | £173,640 | £163,200Paid back to you on completion |
| What you walk away with | £173,640 | £163,200 |
| Chance the sale falls through | About 1 in 4 agreed sales | No chain, no buyer's mortgage |
Selling through an agent will usually leave you with more money, here about £10,400 more. Selling to me costs you that difference, and buys you speed and certainty. If the extra is worth the wait and the risk, use an agent. Ask me and I'll tell you which I'd choose in your shoes.
Example only. Agent fee based on the average for the East of England. Mortgage interest based on £150,000 borrowed at about 4.25%. Agent timing based on Rightmove's 2026 figure of 216 days on average from listing to completion. Figures as at 12 October 2026.
Other options
When a cash offer isn't enough
If a cash offer won't clear your mortgage, or you need closer to full price, there may be another way. You get more for the house, but you wait longer for the money. Meanwhile the stress of the house comes off your shoulders, because the day-to-day worry becomes mine.
Before you agree to either of these, you must take independent legal advice from your own solicitor. I won't go ahead without it.
Don't have a solicitor, or yours hasn't dealt with this kind of sale before? I can give you details of a panel of solicitors who know these options well. They act for you, not me, and you're free to use anyone you like.
If you want to stay living in the house after selling, these options aren't the right fit, and I'll tell you so.
Who you'll deal with
Hello,
If you're reading this, selling your house has probably become much harder than it should be. Maybe it's sat on the market for months, or your sale has just fallen through. Every viewing that goes nowhere, every call from the agent, every bill on a house you're trying to leave behind. It takes over everything.
What you need right now isn't another sales pitch. It's someone who'll tell you straight where you stand. That's what I do. I'm a quantity surveyor, and for 12+ years my job has been working out what buildings really cost. So I can look at your house and tell you what it's worth, what it needs and why, in plain English. No silly lowball offers, and no knocking the price down at the last minute.
I'm based in north Essex, and I'm not a call centre or a faceless national company. When you ring, you get me. And if I can't help, I have a trusted network of others who could. I'll only put you in touch with them if you say so.
Whatever you decide, I hope this helps. Give me a ring and we'll talk it through, no pressure.

Questions
What sellers ask me
Will you pay full market price?
Not for a straight cash purchase, and I won't pretend otherwise. I'm taking on the work, the risk and the cost of selling it on, so you get a fair offer and the breakdown showing how I got there. If you need closer to full price, I can pay more through a lease option, as long as you're happy to wait longer for the money. See how that works.
Are you the actual buyer?
Often, yes. Sometimes another buyer from my network of over 1,000 property investors is a better fit for your house. If so, I'll tell you who the buyer is before you agree to anything, and your details are only shared with your permission.
Do I pay you anything?
No. There are no agent fees and no charge for an offer or a visit. You pay your solicitor as normal, and I pay that back to you when the sale completes, so it costs you nothing.
Can the price change after the survey?
Only if the survey finds a hidden problem that couldn't be seen on my visit. I'll show you exactly what it is and what it costs to fix, and that cost comes off the price. You're free to walk away at that point.
How quickly can you complete?
It depends on the type of purchase we agree and on the legal work and searches. Whichever route we agree, the deal itself can be done quickly. With a cash purchase you get all the money at completion. With exchanging now and completing later, you get an agreed upfront payment to secure the deal, and the rest on the agreed date. With a lease option, monthly payments can start straight away, with the final lump sum paid later. Tell me your date and I'll tell you honestly which route fits it.
Will you buy a house that needs a lot of work?
Yes. That's where my background helps most. Damp, structural issues, no building regs, non-standard construction: tell me what you know and I'll come and look.
Is there any obligation?
None. If you don't like the offer, you say no. I won't keep chasing you.
